Welcome to this public consultation website which presents an emerging proposal by Kler Group, for the development of Land north of Brandon Close, Aston Clinton, Buckinghamshire, HP22 5XE for residential development. The site area is approximately 19.54 hectares.
The emerging proposals envisage in the region of 93 dwellings, to include open space with a network of green and blue infrastructure, sustainable drainage and associated works.
A previous application was submitted for up to 93 dwellings (reference 22/03943/AOP) and was refused on 09/02/2024. An appeal was later submitted but was disallowed by the Inspector. The Inspector did not support the appeal solely on the basis that the proposals did not mitigate wider recreational issues associated with the proposed development. The site lies within a 12.6km designated Zone of Influence (ZoI) of the Ashridge Commons and Woods Site of Special Scientific Interest, which comprises a component of the Chiltern Beachwoods Special Area of Conservation (SAC). The Inspector stated that a threat to the integrity of the SAC is public access and recreational activities associated with the additional development. In consideration, this revised proposal now includes extensive recreational space in the form of a Suitable Alternative Natural Greenspace (SANG). This mitigation strategy has been proposed to address the Inspector’s concerns and it is on this basis that the revised scheme is being developed and consulted upon.

We have been working with Buckinghamshire Council and various statutory consultees and groups who have an interest in how the land should be developed.
