Arboriculture
As part of the applicant’s commitment to sustainability and responsible development, a comprehensive tree survey has been undertaken for the site. This assessment followed the rigorous standards of regulation regarding design and construction, ensuring a professional and objective understanding of the site’s tree cover and green infrastructure. The assessment identified native intact and defunct hedgerows, groups of trees and scattered trees at the site. Trees, hedgerows and groups at the site are a mixture of Category B-Category U, ranging from moderate quality to those unsuitable for retention. No ancient trees, veteran trees or ancient woodland were identified during the survey.
An Arboricultural Impact Assessment (AIA) report has been produced for the proposed development. An associated desk study confirmed that there are no statutory tree protections on the site (information correct as of January 2025), pertaining to Tree Preservation Orders or Conservation Areas.
The AIA report informs tree mitigation at the site, to ensure trees are adequately protected during any future development. The Tree Protection Plan specifies small sections of hedgerow removal to facilitate the development, and tree protection fencing to form Construction Exclusion Zones during the works. The impact on the site’s trees is considered to be minimal, with significant tree retention and proposed new planting within the proposed SANG and other areas of open space.
Any trees that are considered irreplaceable assets have been a defining influence in shaping the design approach. Protecting and celebrating these natural features lies at the heart of the proposals. This development will prioritise the retention and management of all arboriculture wherever possible, alongside an overarching strategy to deliver measurable Biodiversity Net Gain (BNG).
