Archaeology and Heritage
The archaeological potential of the application site has been considered in a desk-based assessment that has been prepared in support of this application. There are no heritage assets located within the application site. Within 1km of the application site, there is 1 scheduled monument, 39 listed buildings and 1 conservation area. Of these, the following assets are considered to be sensitive to the proposed development through changes within their settings:
- Moated site immediately northwest of Moat Farm (Scheduled Monument, NHLE: 1016773)
- Church of All Saints (Grade II* Listed Building, NHLE: 1160591)
- Moat Farmhouse (Grade II Listed Building, NHLE: 1124204)
- Cruck barn to the southwest of Moat Farmhouse (Grade II Listed Building, NHLE:1310544)
- Barn, cowshed and bullpen to southwest of Moat Farmhouse (Grade II Listed
- Building, NHLE: 1124205)
- Buckland Conservation Area (designated 1976, amended 2014)
The development will be designed to respond to the key heritage sensitivities ensuring no harm to the significance of any heritage asset would be caused. This is principally due to the proposed SANG being positioned around the site’s boundaries and the set back of development from the application site’s eastern boundary. This would retain the experience of the scheduled moated site in an undeveloped setting, maintain the significance of the Buckland Conservation Area, and allow for glimpsed views of the Church of All Saints to remain.
The application site does not make any contribution to the significance of the three listed buildings at Moat Farm as part of their respective settings. They would therefore not be affected by the development proposed on site. There are no designated or non-designated archaeological assets within the application site. No works would be proposed that would affect the single scheduled monument within 1km of the application site.
The application site has a low potential for significant features of archaeological interest of prehistoric date and negligible potential in respect of later periods. The proposed development of the site would not cause any harm to the significance of any archaeological heritage assets.
