Site Location and Context
The application site comprises agricultural greenfield land located on the northern edge of Aston Clinton, adjacent to and outside of its settlement boundary. The land parcel has an irregular shape with land levels generally declining in a north-westerly direction. The site area is approximately 9.65 hectares. The site is agricultural land, all of which falls within the Agricultural Land Classification Grade 3b (moderate quality agricultural land) and is not considered the best and most versatile land (part of the national resource).
The southwest boundary of the application site is adjacent to residential development. All other boundaries are adjacent to open countryside. The existing site is currently served by an existing gated field access on Chapel Drive.
Aston Clinton is located east of Aylesbury, the town centre of which lies some 1.3km from the site. The two settlements are linked by the A41. Aston Clinton is identified as a larger village in the settlement hierarchy. It is a more sustainable village that has at least reasonable access to facilities and services and public transport, making it a sustainable location for development.
Aston Clinton has a total of ten bus stops located within the settlement, encouraging the use of sustainable modes of transport. The closest stop is approximately a 10-minute walk from the site. All of the bus stops within Aston Clinton are within a walkable distance from the application site and provide residents with accessible links to larger settlements such as Aylesbury.
The site is also located in proximity of the Buckland conservation area. Development would be designed to protect the character of Buckland and would seek to prevent coalescence between the two settlements.
